HI, I'M Stephanie Parks
I have a passion for helping others. I have been helping homeowners avoid foreclosures and complete short sales for almost 2 decades! I've completed hundreds of them and have seen just about every scenario possible. At one point, I was processing over 150 at a time.
I wrote the popular book How to Master Short Sales and was the COO for The Short Sale Queen for just under 6 years. Yes, The Short Sale Queen. Yes, that one. :/ I'm thankful I can still do education and referrals for the time being.

MY STORY
In 2001, I started college at The University of North Texas. I read the book Rich Dad, Poor Dad and quickly decided I did not want to work a normal 8-5 job. I wanted financial freedom. So, I got my Bachelors Degree in Real Estate and graduated in 2005.
Of Course, I didn't go right into Real Estate I was a part of a company that manufactured a product that was super popular and I was involved in creating the systems, processes, building relationships etc. It was super successful.
I then joined a company that needed a Executive Assistant in Real Estate.Here, I focused on Short Sales, managed fix and flips, property management, evictions, leases, wholesaling. I did that for 12 years. Yes, it was during the 2008 mortgage crisis.
Then, in 2018 I joined a small company with a lady that was also super passionate about Short Sales. I had never met anyone who was as passionate about helping homeowners with short sales as me. We joined forces and a Nationwide Short Sale Company was created. Our goal was to help people nationwide and not just in Texas.
One night, God laid it on my heart to start my own company, and I took action the next day in August of 2024.
I was led to go out on my own and help coach newbies and seasoned Agents about short sales and pre-foreclosures.
In December of 2024, my world got flipped upside down. Everything I had worked so hard for felt like it was coming crumbling down. I'm in the trenches, but I now understand even more what my clients were going through. I'm focusing on educating others so that many more homeowners can be helped the best way.
Most importantly, I'm a Child of God, a wife and a mom to 2 boys and 1 step daughter. I am blessed.
Even though we go through tough times, God is always by our side. I couldn't do anything without him. Everything I do now is for His Glory, or I don't want any part of it. :)
WHY DO I TEACH?
Because I'm an open book and always have been. Why would I gate keep information that could help others, help homeowners during the worst time of their lives? What goes around always comes back around.
